0:06Realy and I’m coming to you with episode
0:08number 115 of St. James Exposed. This is
0:12where we’re going to recap the first
0:14month of the year, January 2026 numbers
0:17in St. James. So, let’s go ahead and get
0:19to the numbers. Last month, we had 29
0:22new listings that came on the market for
0:24sale. We had 27 properties that went
0:28under contract. We had a total of seven
0:32that expired. They came off the market
0:34and then we had a total of 11 closings
0:37and those 11 closings averaged 90 days.
0:40So, right at 3 months. So, um good
0:44start. Um if you’ve been watching the
0:46Monday morning market update, you know
0:48that our inventory has been staying
0:50right around 60 to 70 um as we move
0:53forward. So, um, everything’s pretty
0:56stable there in St. James. So, as
