0:01Hey folks, welcome to episode 111 of St.
0:05James Exposed. This is where we’re going
0:07to recap the numbers for September. 25
0:10in beautiful St. James Plantation here
0:12in Southport, North Carolina. So, let’s
0:14go ahead and take a look at the numbers.
0:16Last month, we had 25 new properties
0:19that came on the market for sale. We had
0:2120 properties that went under contract.
0:24We had 12 that came off market. And if
0:27you remember, that’s where their
0:29contract ran out with their agent. We
0:30call it an expired listing. And then we
0:33had 21 closings in St. James for the
0:36month of September. And average days on
0:38the market, 58 days. So, still under two
0:42months average days. I just got done
0:44shooting my Monday market update.
0:46Average days for a couple closings was
0:48112. Um, and um, as we start the month
0:53of October, can you believe it? It’s
0:55October. We have 95 single family resale
0:59properties or condos available for sale
1:01in St. James. That has been the story
1:04here in St. James. I mean, it seems like
1:07for the last few years, we’ve been in
1:09the, you know, 85 to 100 listings
1:12available on the market for sale. Market
1:15is still doing well there. Prices are
1:17continue to increase. So, as always, if
